As the photos of the model representing the conceptual design of the complex show, it is a magnificent building that will – if realized – spread over several thousand square meters.
We remind you, as the magazine “Nova ekonomija” writes, that the construction company of the coach of “Zvezda” ordered the study for the construction of the facility on the location between Nemanjina Street and King Milutin Street, near Slavija Square and Manjez Park.
This was confirmed for “Nova ekonomija” by the director of the company “STEFIAL”, Dragan Ruvarac, the investor of the project. He assessed that that part is currently a “mockery of the city”, and that there are plans to build an exclusive, modern complex, with greenery and green terraces. He also says that an international public competition will be announced for that part, where architects from all over the world will be able to apply.
Namely, the Secretariat for Urbanism and Construction Affairs announced an early public inspection on the occasion of drafting the Plan for detailed regulation of the block between Nemanjina, Svetozara Markovic, Kralja Milana and Kralja Milutina streets.
The area covered by the plan is about 1.9 hectares, and could potentially be used for mixed city centers (residential and commercial buildings) and the expansion of the road network.
The northeastern part of the block, between Kralja Milana Street and the internal road, is planned for the zone of a mixed city center, with buildings up to nine floors where more floors would be intended for housing.
The ground floor, as it is written, is obligatorily intended for “activities of a wider spectrum”, ie places for rent, and as potential purposes for that space, the study states trade, business, catering, craft services, preschool institutions with a capacity of up to 30 children, health institutions, halls for recreation, garages and the like.
The transformation of the ground floor, basement and possibly other floors into business and public facilities is planned in the existing buildings that are located on mixed-use stretches, while new buildings have been proposed on the undeveloped part of this block.
In the area of the plan, there is also the building of the National Bank of Serbia, which will not change.
