What will be built on the location of the former IMT factory

A new residential and business complex is planned to be built in the area occupied by the Machinery and Tractor Industry (IMT) in New Belgrade. As envisaged by the draft plan of detailed regulation (PDR) of the area between Yuri Gagarin and Zemunska streets, in its first phase, which was made public by the Secretariat for Urbanism and Construction Affairs, on about 47.8 ha, it is planned to build more than 5,000 apartments, several preschool institutions, two primary schools, as well as about 150,000 m2 BRGP commercial content.

The plan refers to the area of ​​a wider industrial complex, which includes the location of the shut down tractor factory and the FMO factory. The first phase includes the space between Yuri Gagarin Street, Youth Brigades, Airport City complex, Zemunska Street, Movem complex, light section, transmission line protection zone and the planned Nova 4 road, including the road itself.

As stated in the plan, the goal of the plan is to define the purpose of areas and rules of arrangement and construction in the former factories IMT and FMO, through consideration of the spatial possibilities of the site, its immediate and wider environment, so as to optimally use the potential of this area. and sustainable use of urban construction land.

The area covered by the plan is about 47.8 ha, and It is estimated that 14,770 inhabitants in 5,093 apartments live in this area.

The plan envisages that BRGP housing from the current 6,400 m2 increased to as much as 153,200 m2, while within this zone is planned BRGP commercial facilities of 17,000m2. The maximum allowed height of the wreath of the building is 23m, the maximum height of the wreath of the withdrawn floor is 26m.

Within mixed city centers housing is planned at 478,550m2 BRGP and 151.638m2 BRGP commercial content. Mixed city centers mean a combination of commercial facilities with housing. The maximum height of the wreath of the building is 32m, the maximum height of the wreath of the withdrawn floor is 35m.

Commercial facilities will include business complexes, retail trade (department stores, supermarkets, grocery stores, non-food, specialized and mixed goods, shopping centers, discount centers), business (business and financial institutions, representative offices, companies and agencies for providing business, intellectual , IT and others), catering and tourism (motels, hotels, boarding houses, hostels, restaurants, cafes, travel agencies), commercial sports, recreational activities, entertainment, as well as exhibition and sales areas (car showrooms, furniture sales). BRGP commercial facilities will be reduced from the existing 49,700m2 na 16.000m2.

Numerous IMT facilities have been built on the order of PDR, and the site is being demolished and cleaned, as well as the facilities of the Roda megamarket, the Extra shopping center, the Health Center, a kindergarten and other floors P + 2 to P + 4.

Schools and kindergartens

Three locations are planned for the facilities of preschool institutions with a maximum capacity of 270 users, as well as four annexes of preschool institutions. Total planned the capacity of preschool institutions is 1,160 children.

It is planned to accommodate elementary school students in the frame two planned primary school facilities with a total capacity of 1,680 students (distributed in 56 departments).

The existing ground floor arrangement is maintained – internal traffic network, parking and greenery.

The ordering party for the development of the plan is the Directorate for Construction Land and Construction of Belgrade, the holder of the development is the Secretariat for Urbanism and Construction Affairs, and the developer of the plan is the Urban Institute of Belgrade.
