The new house on the hill is like a modern fortification that oversees the old vistas and vineyards, establishing a new value and not annulling the tradition.
The client’s wish was to build a family villa for vacation and socializing with friends in the Istrian town of Krasica. So it is based on the project Predrag Milutinović from Belgrade’s MAPA Architects Villa Krasica IB in which all apartments have an equally good view of the Istrian vineyards and Motovun. This conditioned the conception of the object into a linear structure that is carves into the hill.
The building is conceived as a simple bar that rests on a retaining wall built of stone from a collapsed house.
This object from 357 square meters it seems to be the usual modern answer to similar programs, but there are specifics that give it authenticity. “The facility is conceived as simple barbell which rests on a retaining wall built of stone from a collapsed building on the plot. This forms a covered space, preciously merging the outer and inner space. ” – says Milutinović for our portal.
Stone wall, rampart, dry stone wall, it is built of the stone of an old house which could not fulfill all the comforts of the present time, neither by capacity nor by a position which was unfavorable.
Using the old stone for the foundation, the designers formed the inner wall of the porch, so it can be read symbolically. upgrading the old house with an annex to the new building which is hung on the old wall of the rampart which carries the whole structure in one piece.
“Using all the elements of the old building, stone and friezes, the chambers of old masters, this wall gives the symbolism of time transformed into new life and modern design, a new interpretation of a holiday home in a rich heritage, among olive trees and vineyards.” – says Milutinović for our portal.
Bookish ideal location
The building is designed as a simple linear structure of intertwined boxes which, by their arrangement, free up the space of the porch below upper floor bars, thus forming a belt of the inner courtyard.
On the longer side, the location is facing south, while the back side of the building is facing north bookish ideal position.
“We tried to insert ourselves into nature without disturbing the existing order. With the growth of new vegetation, the facility will get the projected measure and coexistence with nature. ” – adds Milutinović.
All apartments have an equally good view of the Istrian vineyards and Motovun.

As the topography of the location conditioned the cutting of the building into the hill, by the cutting of the cascade the ground floor is inserted which, like a rampart in the true sense of the word, forms and encloses a stone wall, a support, built of repackaged stone of an old house, in response to completing the spirit of the place.
A mimicry approach to synthesis with nature
Cubic shape originated from the task itself and the concept of arranging accommodation units on an irregular heart-shaped plot, as a display with a glass membrane towards the view. We wanted to break away from the expected mimicry in a simple form, not necessarily wanting to oppose nature but to “underline” under its auspices. The cubic shape also allowed us to go out on the roof panel, which offers an unusual view. ” – says Milutinović.
The program itself and heart-shaped location, they conditioned the concept of the project, which is modern in every sense, but with its straight lines and linear structure like a line it underlines the line in the greenery, it is necessarily not interrupting, and the materialization suggests a mimicry approach to synthesis with nature.
The house is designed as very simple construction: reinforced concrete solid slabs, pillars in the leaning zone of the bar, not only as a support but also as a stylistic element of the porch.
“The challenge was to make not so little content on one quite conditioned plot by shape and position, by a large denivelation on the shorter side. The presentation had its charms for similar reasons of organization and logistics on a small free maneuvering surface. ” – Milutinović remembers.

The ground floor is reserved for living rooms, dining room / kitchen, pantries, covered outdoor kitchen, porch, sauna, showers, swimming pool. At the back of the yard, sitting around the outdoor fireplace is organized.
The floor bar contains four apartments, one of which is one master suite, as well as a common space that is connected by a gallery to the living rooms on the ground floor.
“We tried to build the interior in raw building materials with as little decoration as possible with a minimalist approach. We wanted to form spaces cleanly and simply, because the house is a shelter and very open to the outside. ” – says Milutinović for our portal.
New value in coexistence with tradition
With this solution, the authors did not necessarily flirt with modern trends, nor did they annul the heritage, but in relation to the utilitarian and aesthetic, technological and symbolic, they found a measure for a new structure on the hill that as modern fortification oversees old vistas and vineyards, establishing a new value and not nullifying tradition.
