The total leasable area of the planned developments of the Futureal Group’s industrial and logistics real estate development company, HelloParks, around Budapest thus reaches 900,000 m2.
In the western agglomeration of the capital, next to the M1 motorway, Pátyon continues its expansion HelloParks. The company’s biggest development to date complements the HelloParks Fot in the north and the HelloParks Maglód project near the airport in the east.

In one of the most developed industrial and commercial zones of Budapest’s western catchment area, an ideal location for production companies and logistics service providers, HelloParks, part of the Futureal Group, continues its development. Along the M1 motorway, with a direct motorway connection and excellent visibility, HelloParks Páty is located 6 km from the M0 ring road and 10 km from the M7 motorway, so it can be easily reached from the center of Budapest. The construction of a modern warehouse and production area with a gross leasable area of 400,000 m2 on an area of 100 hectares can be realized in several phases.

Preparations for the first phase have already begun. The first building will be a modern warehouse building with a floor area of 55,000 m2, which is expected to be completed by the third quarter of 2022. The value of the investment exceeds 50 million euros.

HelloParks recently announced that it is building one of the largest industrial and logistics centers in the country on a 76-hectare site in Fót and a similar development on a 46-hectare site in Maglód. 330,000 m2 of warehouse and industrial space can be created in Fót and 193,000 m2 in Maglód.

“HelloParks has reached another milestone by starting to invest in the western agglomeration of Budapest, and so far this promises to be our largest development, both in terms of site size and total facilities,” said Rudolf Nemes, CEO of HelloParks.

The smallest leasable area of the so-called Big Box halls will be 3,300 m2, while the smaller tenants, ie those requiring up to 500, 1,000 or 2,000 m2, will be able to be served by the so-called Flexi Box buildings, which offer a more flexible design. Like the megaparks planned for Fót and Maglód, the facilities to be built in Páty will also meet the requirements of the BREEAM sustainability standard, thanks to smart solutions that ensure energy efficiency and environmentally friendly operation. Tenants will be provided with short-term offices, Hello Café and conference rooms, which can also be used for catering, as well as long-term category A offices.

HelloParks can draw on the Futureal Group’s decades of experience as a real estate developer and investor. Futureal is one of the 10 largest real estate development and investment groups in the Central and Eastern European region, one of the 10 largest real estate developers in Europe. Since its inception, the Futureal Group’s portfolio has expanded with more than 180 real estate development projects with a total gross floor area of 3 million m2, valued at more than € 5 billion.
