The real estate market has also taken the summer vacation!

The number of sales in the residential real estate market came to a halt in July and fell to the level of January – we can find out from Duna House’s Monthly Transaction Number Estimate and Mortgage Loan Forecast. According to experts, the downturn in the real estate market is due to a stronger-than-usual wave of leave.

Duna House publishes a Monthly Transaction Number Estimate (DH-TB) and a mortgage loan forecast, according to which in July 2021, 11,185 real estate sales and transactions took place nationwide, and a HUF 115 billion contracted residential mortgage loan was realized.

The number of sales in the residential real estate market came to a halt in the second month of the summer and fell to the level of the beginning of the year, according to Duna House estimates. The 11,185 transactions reported by the real estate agency are exactly the same as in January this year, a decrease of 12-15% compared to July of previous years. According to experts, the main reason for the decline is the stronger-than-usual wave of leave, which is currently significantly slowing down real estate market transactions. On an annual basis, based on data for the first 7 months, this year is still nearly 30% stronger compared to 2020, 4% compared to 2019 and 2% compared to 2018. Duna House expects sellers and buyers to expect an active real estate market turnover similar to spring again in the autumn season.

For the time being, the summer season is absolutely not perceptible in the residential mortgage market; With this, the market has exceeded the 100 billion mark every month since March. In the first 7 months of the year, the domestic mortgage loan market amounted to HUF 690 billion, based on which Hungarians took out HUF 163 billion more loans compared to the same period last year.
