Superbonus in a condominium, sharing shortens time

10/02/2021 – The deduction of 110% of the costs for the energy efficiency works of a condominium is a truly unique measure which, from the moment it was introduced, has aroused strong interest, thanks to the prospect of carry out important interventions spending almost nothing.

But it was soon realized that the procedure can become a obstacle course complicated by a very complex and not easily understandable legislation and by a long and articulated bureaucratic process.

This can be especially true in the case of condominiums, in which the internal dynamics, the problems of communication with the administrators and the frequent friction with the condominiums themselves make it difficult to decide on the replacement of a door. Thinking of carrying out a radical redevelopment intervention seems utopia.

Superbonus in a condominium, sharing shortens time

Teicos Group, a company active in the redevelopment sector, was more optimistic, which in 2019 created an innovative method of shared design, called CoREN®, whose starting point (but also the secret of success) is sharing.

“The acronym – explains the CEO Cecilia Hugony – contains all the essential elements of the course: condominium, collaboration, sharing, knowledge, participatory construction, competence, convenience and, of course, energy requalification “.

A path in which the condominiums are personally involved in preparatory meetings for the condominium assembly or during the same assemblies, they interact with the Teicos technicians and designers, as well as with the administrator, suggest ideas, discuss proactively. Decision-making processes are faster, the condominiums deal directly with the Teicos interlocutors who propose and adapt the project step by step, following their wishes.

Often the request to organize these meetings comes from the condominiums themselves: the CoREN format, ultimately, recalls the same etymological root of con-domination: the redevelopment project is shared, exactly how you share the housing complex in which you live.

This winning formula has not suffered setbacks even in times of Covid: “With due precautionary measures – adds Maria Elena Hugony, Teicos communications manager – assemblies CoRENs continue to follow each other uninterruptedly if necessary even remotely, with the use of advanced systems for sharing communications: each condominium can use virtual posts to replace the classic paper Post-it notes used in face-to-face meetings, to forward requests or suggestions “.

This innovative approach – explains the company – has accelerated the decision-making processes to carry out redevelopment interventions in line with the superbonus: the resolutions were signed in a short time, so much so that in Milan and its province the works are already in full swing in four construction sites.

The super bonus it is also one driving lever to tackle, contextually, other interventions which make it possible to enhance the building and improve the quality of living by taking advantage of all the other incentives currently in force.

In the construction sites of the superbonus jumps of 3 and 4 classes

Shortly before the completion of the redevelopment of the condominium in via Valvassori Peroni, in the Lambrate area of Milan, which will most likely be the first building to be completed in Lombardy with the benefits of the superbonus.

The project includes the insulation of horizontal and vertical surfaces, the redevelopment of balconies and the removal of asbestos in cellars. Most of the condominiums also opted for the replacement of the windows. In a building where about 55% of the thermal energy produced was wasted, this will result in a 65% reduction in demand, with jump of 4 classes: from an Energy Class D (annual energy requirement 142.30 kWh / m2) to a Class A2 (annual energy requirement 49.86 kWh / m2).

A second construction site has been started in Vaprio d’Adda: the intervention on the entire building / plant system, provides for the thermal insulation of the building envelope with the use of different technologies and materials and a new condensing boiler. The unheated attic is insulated and paved so as to recover it as a usable space to host condominium assemblies. The roof is also insulated and completely replaced with a ventilated roof. The condominium windows on the stairwell are also replaced, with a deduction of 50%. Thanks to the energy requalification, the condominium will jump 3 classes, passing from E to B, all with a minimum cost to be paid by the condominiums who use the superbonus and the discount on the invoice for these interventions.
