“Any warehousekeeper who offers an ‘tin box’ or an ancient, perhaps at most calcified ‘stone pile’ to an increasingly demanding customer in just one ice-cold winter and not even protected from the heat in the summer cannot expect a really high return and will have plenty of difficulty in publishing,” he said. The survey also highlights that differences in the energy efficiency of industrial properties are also reflected in rents and operating fees. In contrast, the rent for old logistics buildings – depending on location, condition, size and technical capabilities – can be as much as half or a quarter of the rent for a modern, energy-efficient warehouse building. Due to the dramatically poor energy efficiency characteristics of outdated properties, higher heating and cooling costs mean additional operating costs for the tenant. Thus, all expenses, regardless of the condition of the property, are about the same, but the comfort is far from the same.
