17/02/2021 – Who buys a property renovated by the company can get the discount on the invoice or sell the credit corresponding to the deduction. The Revenue Agency explained this by answering a question from a taxpayer on Fisco Oggi.

Renovation bonus and purchase of a renovated property

According to the legislation on the Restructuring Bonus, the 50% deduction it is still up tohe on the 25% of price of purchase of a agorefurbished residential building, its one maximum expenditure of 96 thousand euros.

The purchase must take place within

18 months from the end of the works, which must have involved the entire building and have been carried out by construction companies or real estate restructuring or building cooperatives.

For example, if you buy a property at the price of 200 thousand euros, the deduction must be calculated on 25% of 200 thousand euros, that is, on 50 thousand euros. The tax deduction will therefore be equal to 50% of 50 thousand euros, that is, 25 thousand euros.

Restructuring bonus: credit transfer and invoice discount

The Relaunch Decree (DL 34/2020) introduced the possibility of opting for the discount on the invoice or the assignment of credit for interventions facilitated with the Restructuring Bonus.

Consequently, the Agency concluded that, as already stated with the circular 30 / E / 2020, the same option can be exercised by the buyers of the properties that are part of entire buildings subject to restoration and conservative rehabilitation and building restructuring carried out by the company. This is because the interventions carried out by the company are the same referred to in paragraph 1, letters a) and b) of article 16-bis of the Consolidated Income Tax Act (Dpr 917/1986), that is the works that give the right to the Restructuring Bonus.
