It is springing up in Banja Luka residential and business complex with a tower that could become a new symbol of the city.
In recent years, construction has taken place in the very center of Banja Luka Grand Trade Center – one of the largest residential and business complexes in the Republic of Srpska. This space, basically dimensions 180 x 136 meters, is located between the streets of Vuk Karadzic, Jovan Ducic, Pava Radan and the First Krajina Corps.
The complex will consist of three underground parking floors, four residential slats and business facilities of different floors. The total gross area of the above-ground part of the complex will be about 132.000 m2, while the underground part covers an area of about 64.000 m2.

The core of the business part of the city
As the first facility within this project, a couple of years ago a business building was built in which the headquarters of the company M: tel ad are now located. The building, basically measuring 144 x 35 m and measuring 21,000 square meters, consists of three seismically dilated lamellae. Here, as in other buildings, there are three underground floors under the ground, and the above-ground part is the ground floor, gallery, nine floors and a secluded floor.
As the most attractive part of the Grand Trade Center, it is envisaged in the conceptual design business tower above ground floor P + 22. It will be surrounded by two 16-storey buildings as “annexes” to the tower, whose outer edges are in the shape of an arch. One of the annexes continues from the top of the M: tel office building, the other starts from the ground. These objects should represent the core of the business part of the city. Also, the first conceptual project a hotel is also planned on the south side area of 17,000 m2, which would be a continuation of the business center.
Interconnected garages on three floors
The investor of this project is the company Grand Trade. The main contractors are companies butmir doo from Sarajevo and Delta MD from Banja Luka, and is the responsible designer Integroprojekt from Banja Luka.
To ensure the stability of the buildings, an eye was installed inside the plot 350 concrete piles diameter Ø800mm and length between 12 and 18 meters depending on the soil structure. The belt of piles is located at a distance of 2 to 3 meters from the construction line of buildings. At the mentioned location the soil is up to 5 meters deep composed of layers of sand and gravel, and below that is a layer of marl. During the excavation, groundwater was found at a depth of about 5 meters. The construction of the foundation was performed in mind foundation slabs with counter-beams, which went under the tower to a thickness of 160 cm.
Communication between the floors is provided by internal car ramps for vehicles, ie elevators and pedestrian steps.
The underground part of the complex consists of interconnected garage on three floors, total area around 64.000 m2. The underground parking space is intended partly for the users of the Grand Trade Center, and partly as public parking within the city. The underground floors also house storage spaces and technical rooms necessary for the functioning of the entire complex. Communication between the floors is provided by internal car ramps for vehicles, that is elevators and pedestrian steps.
On the foundation slab and the walls of the underground floors, a waterproofing system was applied “white tub“German companies Schomburg, ie. waterproof concrete in combination with suitable joint sealing systems. In order to obtain waterproof concrete, additives are added to the concrete mix, including superplasticizers and crack closures or active crystallizing agents to ensure optimal consistency.
Energy efficient facades
The number of storeys of business lamellas L1, L2 and L3, ie housing lamellas L4, L5, L6 and L7 is ground floor + 9 floors + withdrawn floor. Considering that Banja Luka, according to JUS standards, is located in ninth seismic zoneand, these facilities are designed with significantly stronger structural elements than otherwise.
The concrete construction is completely monolithic with dominant vertical concrete sheets, concrete grade MB40 and average thickness 30 cm, combined with pillars. Mezzanine slabs 20 cm thick (25 cm on the ground floor) are supported on reinforced concrete beams in both directions. It was used as a material for filling external and partition walls guitar block.

Built-in Alubond fasada it consists of 0.5 mm thick aluminum sheets with a polyethylene (PE) core integrated into the sandwich panel. Access to the atrium is achieved by deep passages and a ramp that extends through two floors.
In the center of the Grand Trade Center is the atrium, most of which is occupied central plateau located on the roof of a two-storey business building. The concept for the creation of this multifunctional plateau was creating green areas which together with the urban furniture will form a single whole. The final arrangement of this space was entrusted to the students of architecture at the Faculty of Architecture, Civil Engineering and Geodesy in Banja Luka. Access to the atrium is achieved by deep passages and a ramp that extends through two floors. The primary function of the central plateau and access ramps is providing an access road for firefighting vehiclesand within the complex.
Current condition on the construction site
As it has already been said, a couple of years ago it was built in the area of the Grand Trade Center put into operation a business building of 21,000 m2, which is currently the headquarters of M: tel. It is planned to build on the existing building upgrade of one of the annexes of the future tower.
In addition to the M: tel building, on the north side of the complex were also built ten-story business slats L2 and L3, while the residential units on the east side – lamellas L4 and L5 are located in the final stage.
