Everything is called a penthouse in Hungary, although according to its original meaning, it is a large, large terrace, roof garden, panoramic panoramic property built on top of skyscrapers, the outer wall planes of which do not coincide with the walls of the building below them, said Andrea Nagy, Balla Ingatlan and the professional manager of his office in North Buda.

In our case, the so-called “penthouse-type” properties make up the supply, of which there is not too much, even on the basis of such a permissive definition, nor is the demand for them significant, Andrea Nagy noted. According to him, in North and Bel-Buda in the Buda agglomeration or in the III. district, only a large number of members of the category can be found in Bel-Buda. But there are also few such properties in downtown Pest: they can occur on the upper level of newly built luxury condominiums, Gergely Garaba added.
At the same time, it is true that if a luxury-quality, top-floor apartment with a large terrace is included in the offer, where the elevator stops at the property, you can definitely find a buyer for it – Andrea Nagy indicated.
As for the goods, it is definitely higher than the properties on the lower levels in that condominium. According to Andrea Nagy, the buyer can expect a difference of about one and a half times, however, the exact amount depends on how luxurious the luxury is, how big the terrace is, whether there is a roof garden, what the panorama is, etc.
According to Gergely Garaba, the price difference can reach 20-50 percent compared to similarly sized but not penthouse apartments, which is mainly due to the “plenty of extras”. He sees, however, that due to high square footage, demand for them is somewhat more modest than for cheaper real estate, as few can afford the extra cost of penthouses.
