“We are trying to provide subsidized mortgage facilities that are in accordance with the profile of the lower middle class so that they can immediately enjoy comfortable and safe housing to live in, especially during this pandemic. Throughout 2021, we have realized as many as 2,250 BP2BT KPR units,” said Hirwandi on the sidelines of the BP2BT KPR Joint Agreement with the Fixed Rate Scheme in Jakarta, Friday (29/10/2021).
KPR BP2BT BTN is a home ownership financing product concoction of the Directorate General of Public Works and Housing Infrastructure Financing, Ministry of Public Works and Public Housing (PUPR) with Bank BTN, which provides down payment assistance of up to Rp40 million. This subsidized credit facility also has a tenor of up to 20 years.

Bank BTN also innovates by offering a fixed rate scheme on the Graduated Payment Mortgage (GPM) feature which offers tiered installment relief. There are two schemes offered, namely tiered installment relief with a fixed rate of 9.5% for 5 years and a fixed rate of 10% for 10 years.
Hirwandi explained that with the help of the down payment and the fixed rate scheme, installments in the first 5 or 10 years will be cheaper. The increase in the installment value after passing the fixed rate period will also increase with the installments that MBR is still able to pay.
This BP2BT subsidized mortgage facility, added Hirwandi, can be used by the community to own a dwelling, either a landed house or a self-supporting one.
The price limit for houses that can use these facilities will depend on the location zone set by the Ministry of PUPR.
For landed houses starting from Rp. 150 million to Rp. 219 million. Then for flats starting from Rp. 288 million to Rp. 385 million. Then, for houses built independently, it ranges from Rp. 120 million to Rp. 155 million.

According to the rules set by the Ministry of PUPR, people who can access the BP2BT KPR scheme are those who do not own a house and have never received subsidies or housing assistance from the government. In addition, MBR who can access the KPR must have a savings account for at least 3 months.
