The design of this building in the new building came from the fact that it is located across from the church of St. Anthony. For that reason, the architects opted for decorative bricks on the facade.
The sale of apartments in Vracar, due to its exclusivity, attracts the attention of investors, architects and buyers. As the newly designed building is located in the immediate vicinity of the building of the famous Jože Plečnik, it is shaped in the shape of the Latin letter “L”. Materialization of the object
The construction of the building is reinforced concrete, with gabled walls, stair core and pillars supported by a massive AB base plate 60cm thick. The piles and the AB structure of the foundation pit were used as an underground structure of the building.
The construction of the business space gallery is designed mostly as steel, of rolled girders, with filling from TR lima, over which sound insulation and dry screed are installed. In this way, the size and shape of the gallery, as well as the position of the stairs can be adjusted to the needs of the future user.
Facade walls are made of Porotherm blocks filled with mineral wool and lined with brick tiles or SiSi final facade cladding over the reinforcing layer. It is planned on the walls of Kalkan ETICS facade with mineral wool, ie profiled Simprolit plates at ground level.
Roof gardens with appropriate insulation and drainage layers have been designed.
Roof covering is a UV waterproofing coating over lightweight thermal concrete for fall. The same coating is planned as a waterproofing of terraces. At the level of the ground floor, the first floor and the withdrawn floor, they are designed roof garden with appropriate insulating and drainage layers.
The roof gardens are partially covered thanks and covered pergolama od ariša, supported by Fe circular pillars and the construction of the perimeter walls of the garden lined with brushed boards (20mm) of larch. The wood is protected with azure coatings. Steel, galvanized, epoxy-protected, spiral steps with lattice treads lead to the roof gardens.
Energy class C
The interior walls are a combination of brick walls, drywall and plasterboard cladding.
Windows are made of plasticized aluminum profiles with thermal break in the system, equipped with various external sun protection systems. On the retracted floor, as protection from the sun and privacy, external AL windproof blinds have been designed, with electric drive and adjustable slats.
All elements of the building envelope meet the applicable requirements of the Ordinance on energy efficiency of buildings. The building as a whole belongs class C, but due to the separate heating system and different purposes of the space, special energy passports will be made for the residential and business part of the building.
Doors, walls and ceilings
Entry door are security, burglary resistance class 4, sound resistance class 1 (30-34db), and fire resistance F30. They are made of steel boxes lined with 2 mm thick sheet metal and the final lining of the wings and sill is made of waterproof veneered MDF. The veneer is stained in color Fundermax Barrique Oak and varnished with water matt varnish.
Interior door in the apartments they consist of an adjusting rod, flat skirting boards 80 mm wide and a flat-cut door leaf with perforated plywood infill, adapted for passing ship hinges. Plastered surfaces and ceilings are painted with dispersion paint, and in bathrooms and kitchens they are coated ceramic tiles. Before laying the tiles, the dry-assembled walls are coated with appropriate primers or waterproofing coatings.
Plasterboard ceilings on the substructure enable unobstructed distribution of electrical installations, and in large apartments also distribution of air ducts of ducted air conditioners.
Granite ceramics and natural stone
The floors of the residential and business part of the building are laid over a cement screed poured as floating floor, via PE foil with sealed joints, which protects the sound insulation from hard pressed mineral wool (Knauf Natur Board under standard) and peripheral sound insulation foam tape (Roefix). Normally binding quick-drying (4 days) hydraulic binder Mapei Topcem is planned for making the cement screed.
The common internal communication spaces are paved with granite ceramics of natural concrete color, anti-slip class R10. Stairs and landings are made of stone Ancient Visočica 3cm thick.
